Just 2 minutes walk to the beautiful village and port, magnificent sea view

This lovely light east facing flat on the top floor of a gated complex with concierge, has a fantastic sea view overlooking the coastal towns of Beaulieu, Cap D'ail and right the way to Monaco, Menton. The flat is well furnished and the 3 bedrooms plus convertible sofa in the lounge can accommodate up to 8 people. The Open plan American kitchen overlooks the sitting room which leads out on to a lovely terrace. Two of the bedrooms also lead on the terrace which runs along the front of the flat. Bedroom 1 has an en suite bathroom, opposite bedroom 2 is a separate shower room and WC and bedroom 3 is in the mezzanine which has an en suite WC. The complex has a private pool and the situation of the property is ideal for a leisurely walk in to the village, the shops, port, restaurants, which are just 2 minutes walking distance. St Jean Cap Ferrat is a well secured location, the town has invested in camera surveillance and so there is a good feeling of security. There is a garage for 1 car.

***Please note that between October 12 and May 13 there will be some building work in the apartment complex and as such there could be some noise disruption. As such, any rentals over this period will be offered a reduced rate***

The apartment: This 3 bedroom apartment is only 2 minutes walk from the heart of the village, close to local shops, restaurants, the lovely beaches and fantastic walks around the Cap and to nearby villages. Its fabulous location, in a secured environment makes for a very relaxing holiday, in a superb environment. Fantastic sea views, overlooking the coastal areas to the east of Nice. The location is just perfect and the flat can sleep up to 8 people.

The environment: Close to beautiful villages such as Villefranche, Beaulieu, easy access to bus and train services, beautiful walks, local commodities within walking distance. The village itself has many wonderful sites to visit.

There is garage parking for 1 car in the basement.

A 25 % deposit is required to confirm the reservation. The full amount is due 60 days before arrival as well as a security deposit of €400 which will be reimbursed quickly at the end of the stay.

Refunds on any payments will only be made if the property can be let again for the same period.

A final cleaning and laundry charge of €50 for occupancy of up to 4 people will be deducted from the security deposit together with telephone consumption, electricity charges and any breakages/damages.

The renter should be fully insured for personal injury, theft, etc. The owner refuses all responsibility for recourse that an insurance company may exercise against the owner in the case of an accident.
