La Noria is a haven of peace nestling at the foot of the hills of Biot, a treasure of tranquillity in the heart of the French Riveria; it is composed of 40 individual houses each with their own private terrace and garden. This leads onto beautiful landscaped gardens with a large swimming pool, a paddling pool, a tennis court, an area designated for 'petanque' & a table-tennis area. The house has a fitted kitchen with bar & 3 bar stools, it is well equipped & a pleasure to use. There is a TV (with Sky & TNT) with DVD / video player & Mini Hi Fi with radio in the lounge. The dble bedroom has 160 x 190 cm bed, a balcony with view of Biot, the 2nd bdroom has two 90 x 190 cm beds & the attic room (with air-conditioning) has one 140 x 190cm & two 90 x 190 cm mattresses, all are brand new & made of latex. 2 toilets, shower & small bath/shower. Plenty of cupboard space. Large table with 8 chairs on park-side terrace. Rear terrace with washing machine, barbecue, table & chairs. Parking.

Comments: All the golf courses are very nice. The club in Biot has a gorgeous restaurant with a terrace covered in Wysteria which would appeal to the over 50s perhaps.We have a special reduction when playing at Antibes Golf course. For 2 families, possibility to rent another house of the same size.

There are several miles of coastline from Antibes to Nice with pebble beaches and easy parking, there are sandy beaches in Antibes and Juan Les Pins. There is 'Marineland' with endless entertainment 5 minutes drive from La Noria. The old towns all offer specific interest. The old defence walls in Antibes for nice strolls & bike rides. Biot is famous for hand-blown glass. Vallauris is famous for Ceramic. Mougins has many art galleries and great restaurants to dine out. St. Paul de Vence is one of the most beautiful medieval cities set on top of a hill, with art galleries, terraces & restaurants and a medieval church. Many cities have art museums with works from Chagall, Picasso, Léger. etc. In Antibes, there is a pictoral market with local produce on Friday mornings. Nice has the best market set in the old town, on Cours Salya, every morning. In Italy, which starts at about 30mn drive from Biot, there is the weekly open market in Ventimilla and San Remo is not far away.

Other Activities: casino, night life, Marineland, boating, art galleries, glass blowing, provencal market etc

Golf: There are plenty of lovely golf clubs in the vicinity, Biot Golf Club is in walking distance from the house.

Payment is usually accepted in the quoted currency (Euros) unless the currency and the amount is specifically agreed in advance with the owner / advertiser.

Notes

  • 30% on reservation, the balance 8 weeks before the renting date.
    Deposit of 600 euros, 250€ in cash, 350€ by cheque, returnable after inspection .
    Cleaning: 65€ euros for 4 people for one week cleaning charge,
    70 euros cleaning charge for one week for up to 5 - 6 people, 85€ for 2 weeks includes a mid-stay clean of 1 1/2 hours.
    15€ extra cleaning charge per week for dogs (who are not allowed to go upstairs).
    Weekend cleaning charge is 40€ for 4 people & 50€ for up to 6 people.
    The rental prices are calculated for up to 6 people, there is an extra charge of 100€ per week for a 7th person, whether adult or child or baby.
    We do not rent our villa out for one night parties.
  • Occasionally, and only between November and March, we will consider long week-end rents on request, but not for under 25 year olds or students.
  • The cost of electricity used by the tenant needs to be paid on top of the rent.

Notes: There is a caretaker who can assist tenants. The swimming pool is usually open from mid-end of April until the end of September. It is closed off with a hedge, fence & a child-proof gate . Children are not allowed in this area unless surveyed by a parent. There is a sociable, fun atmosphere but respectful to others at the same time. There are a few English families at La Noria. Children roam around the park making friends, this is what makes La Noria very special. It's a great place to relax, a cleaning lady is available. No smoking inside the house. Towels and sheets can be rented, duvets or bed covers are provided depending on the season. Carrefour/Casino supermarkets are close. There is a mini-market, a pizzeria, a restaurant gastronomic, fruit & veg shop, a hairdresser, a newsagents & a pharmacy 10 mn walk away.The fridge freezer stocks enough for a week for a family of 4. There is plenty of larder space for extra bottles and such. The rear terrace is perfect for sun-bathing.
